How to Build a Cash Buyers List

To build a cash buyers list, pull all-cash investor purchases from public records, add buyers from REIAs and investor platforms, and log every past buyer. Verify proof of funds, then sort by buy-box in a CRM. Left Main REI, a CRM and growth operating system for real estate investment teams, pulls up to 30 verified buyers per property, automatically.

A buyers list is only as good as its last update. The fastest dispo teams don’t have the biggest spreadsheet. They know which 20 or 30 buyers will actually close on a property before the contract is signed. A weak list shows up as the same few buyers on every deal, thin assignment fees and canceled contracts.

Where do you find cash buyers?

1. Public records of cash purchases

County recorder and assessor data shows who bought what, when, and often whether a mortgage was recorded. A non-owner-occupied purchase with no mortgage usually means a cash or hard-money investor. Look for:

  • Buyers with two or more purchases in your target zip codes in the last 6 to 12 months
  • LLC and trust buyers (then find the person behind the entity)
  • Properties that were bought, renovated and resold (flippers) or bought and held (landlords)

Pulling this by hand is slow, so many teams use a data tool. PropStream and BatchLeads both offer cash-buyer searches (compared below). You’ll still need to skip trace owners to get phone numbers and emails.

2. REIA meetups, auctions and local networking

REIA meetings, foreclosure auctions and local investor meetups are where active buyers show up in person. Bring a short buy box questionnaire and enter contacts into your CRM the same day. Buyers you have met are more likely to answer when you call.

3. Investor platforms and marketplaces

Disposition platforms and marketplaces connect you with buyers who are already transacting. InvestorLift, InvestorBase and similar tools rank or match buyers by transaction history (compared below). Use them to find buyers outside your network, especially in a new market.

4. Inbound buyer capture

Give buyers a way to raise their hand: a buyer landing page, an email opt-in for new deals, and social posts that point to a sign-up form. First access to new properties is a simple incentive. Every inquiry should become a buyer record, even if that buyer passes.

5. Past buyers and your own database

Buyers who have closed with you are your most valuable contacts. Track what they bought, at what price, and how quickly they closed. Also look at sold properties from your own lead list: when a property you were marketing to sells to someone else, that buyer is a cash buyer in your market. Left Main’s Property Sales AI matches county sale records to your leads and shows who bought them (Property Sales AI). Its weekly Buyer Activity report also lists the most active buyers in your market.

How do you verify a cash buyer?

A list of names is not a buyers list. Before a contact gets your best deals, confirm three things.

Their buy-box

Ask every buyer the same questions and record the answers in structured fields, not notes:

  • Markets: cities, zip codes or neighborhoods
  • Property type: single-family, small multifamily, land, mobile homes
  • Price range and maximum rehab budget
  • Exit strategy: flip, rental, BRRRR, new construction
  • Condition tolerance: cosmetic only, full gut, fire or foundation damage
  • How fast they can close and how they fund (cash, hard money, private lender)

Proof of funds

Ask for a recent bank statement or a lender’s proof-of-funds letter before you assign a contract. Note the amount and date in the buyer record and refresh it periodically. A buyer who will not show proof of funds goes to the bottom of your list.

Track record

Check public records for recent purchases in the buyer’s name or entity. A buyer who closed three deals last quarter is a stronger contact than one who says they are “looking.” Rank buyers by recent activity, for example A (closed recently, proof of funds on file), B (active but unverified), C (new or inactive).

See what this looks like in your own pipeline.

How should you organize buyers in a CRM?

Spreadsheets break once a list passes a few hundred buyers or more than one person works it. A CRM lets you:

  • Store buy box criteria as fields so you can filter by market, price and property type in seconds.
  • Tag and tier buyers by preferences, locations, and buyer rating so your best buyers see deals first.
  • Track engagement: email opens, clicks, replies and offers on each deal.
  • Log every touch so anyone on the team can pick up a buyer relationship.
  • Clean the list regularly: remove bounced emails and dead numbers, and re-confirm buy boxes for buyers who have not responded in months.

How to match buyers to deals

  • Filter by buy box. When a deal goes under contract, filter for buyers whose market, price range, property type and rehab tolerance fit.
  • Release in tiers. Send to A buyers first with a short exclusive window, then widen to B and C buyers.
  • Track every response. Log who viewed, who passed and why. A pass with a reason (“too much rehab”) sharpens that buyer’s buy box.
  • Feed results back. After closing, record the sale price and buyer so acquisitions can price the next offer with real exit data.

Compliance basics for disposition teams

This section is general information, not legal advice. Talk to a real estate attorney in each state where you operate.

  • Wholesaling disclosure laws. Several states have tightened rules on assigning contracts. Missouri’s Senate Bill 973 took effect August 28, 2026, and Illinois and South Carolina have also acted. Depending on the state, wholesalers may need to disclose that they intend to assign the contract, or use a double closing instead. See Left Main’s overview: New Wholesaling Laws Are Here: Is Your Business Ready?
  • Email (CAN-SPAM). Deal emails to buyers are commercial email. The FTC’s guide says to use accurate headers and subject lines, include a valid physical postal address, give a clear way to opt out, and honor opt-outs within 10 business days. It also notes the law makes no exception for business-to-business email (FTC CAN-SPAM compliance guide).
  • Calls and texts (TCPA). FCC rules under the Telephone Consumer Protection Act require consent before autodialed or prerecorded calls and texts to a cell phone, and commercial texts need written consent (FCC, Stop Unwanted Robocalls and Texts). In practice: get documented consent before texting or auto-dialing buyers, scrub against Do Not Call lists, and honor STOP requests right away.

How Left Main helps disposition managers

Left Main REI is a CRM and growth operating system for real estate investment teams that have outgrown their tools. Built natively on Salesforce by real estate operators, it is one system to find, run, and close every deal, so teams move faster, win more, and see exactly what’s working.

As one Left Main client put it: “Everything in one place.” For dispositions, that means:

  • Disposition and transaction management in Left Main Core: deals tracked on a Kanban board, separate pipelines by strategy, and automation that matches contracts with interested buyers (CRM features).
  • Buyer capture, segmentation and follow-up: buyer details from web forms and campaigns land in one place, and automated texts, emails and tasks keep follow-up consistent. Buyer records include buy box fields for preferred location, type of properties purchased and typical financing, which your team updates by hand as it learns each buyer’s criteria.
  • Built-in calling and SMS (with a phone account from a Left Main partner or your own, billed by your provider), email and direct mail, plus integrations with InvestorBase, InvestorLift and BatchLeads, and QuickBooks on every plan.
  • Investor Portal: publish a deal from its CRM record to your own branded buyer marketplace with one click. Buyers register, get listing alerts and weekly digests, and submit offers. Left Main tracks views, saves, inquiries and offers (Investor Portal) automatically!

DispoSignals: know your buyers before you make the offer

DispoSignals gives acquisitions and dispositions the same view of buyer demand before the contract is signed, using four connected signals:

  • Buyer Intelligence: up to 30 verified buyers from a property address, ranked by fit and proximity and skip traced for outreach. Verified means the buyer can be validated as having purchased a property as an investment, as a landlord or a flipper. Buyers already in your CRM are prioritized, and new buyers become contacts in one click.
  • Market Analytics: flipper vs. landlord activity, dynamic ARV ranges, hot vs. cold markets and local investor activity, with 100 monthly searches.
  • Exit Comps: investor and retail pricing side by side, so you can see the spread.
  • Internal CRM Comps: your own closed deals, benchmarks and buyer history.

Together, they let you compare wholesale, flip, hold and retail exits and know what a deal will realistically sell for before you make the offer.

Left Main reports these DispoSignals results: a 23% increase in offers on opportunities, a 15% decrease in cancelled contracts and a 100% increase in buyer communication. Results vary by market.

Cash buyer tools compared

Many teams use more than one of these. A data or buyer tool finds buyers. A CRM is where you qualify, organize and work them.

Who should choose which

  • You’re a solo wholesaler doing a few deals a month: start with a buyer data tool such as InvestorBase or a property data tool such as PropStream or BatchLeads. A disciplined spreadsheet or a simpler CRM is enough for now.
  • You want to post deals to a large marketplace of outside buyers: InvestorLift is built for that, and it integrates with Left Main if you later add a CRM.
  • You want an investor CRM with buyer search included at a lower monthly price: REsimpli’s published Solo plan and unlimited cash buyer searches are worth comparing.
  • You run a team with separate acquisitions and dispositions roles: Left Main fits when you need buyer records, buy box matching, deal pipelines, calling, SMS, reporting and DispoSignals buyer data in one system acq and dispo share.

Frequently asked questions

How do I find cash buyers in my area for free?

Search your county recorder or assessor records for recent non-owner-occupied purchases with no mortgage, then look up the owners. Attend local REIA meetings and auctions, and ask title companies and investor-friendly agents who is buying. It takes more time than a paid data tool, but it works.

How many buyers do I need on my cash buyers list?

Quality matters more than size. A short list of active, verified buyers whose buy boxes match your deals will outperform thousands of stale contacts. Aim for several active buyers in each market and property type you regularly sell.

What should I ask a cash buyer to qualify them?

Ask for markets, property types, price range, rehab tolerance, exit strategy, closing speed and how they fund. Then get proof of funds and check public records for recent purchases.

What is the best CRM for disposition managers?

It depends on team size. Solo wholesalers often do fine with a buyer data tool and a simple CRM. Teams with dedicated dispo staff need buy box fields, deal pipelines, automated matching, calling, texting and reporting. Left Main is built for those teams, with DispoSignals for buyer demand.

How often should I update my buyers list?

Continuously. Log every response, remove bad emails and numbers as they appear, and re-confirm buy boxes and proof of funds for buyers who have gone quiet.

Do I need consent to text my cash buyers list?

Generally, yes. FCC rules under the TCPA require consent before autodialed texts to a cell phone, and commercial texts need written consent. Always honor opt-out requests promptly and check with an attorney about the rules that apply to you.

Can Left Main find buyers for a specific property?

Yes. DispoSignals generates up to 30 verified, skip-traced buyers per property based on local transaction activity, alongside investor and retail comps. It is available on the Launch plan (as your choice of DispoSignals or DealSignals) and included on Enterprise.

Do I need DispoSignals to use InvestorBase or InvestorLift?

No. The InvestorBase and InvestorLift integrations are available on their own, outside DispoSignals. Running them alongside DispoSignals can be duplicative, since they cover much of the same buyer data.
