How to Market Wholesale Deals: Your Own Buyer Marketplace and Funding

Publish each wholesale deal from your CRM to your own buyer marketplace, alert matching buyers automatically, and keep every offer on the deal. Then line up funding for double closes and your buyers’ loans. Left Main REI, a Salesforce-native CRM and growth operating system for real estate investment teams, does both with its Investor Portal and funding partners.

Why do dispositions lag behind acquisitions?

Most real estate investment teams have modernized acquisitions: lead management, automated follow-up, dialers and dashboards. Dispositions often still run on scattered emails, group texts and spreadsheets. The dispo manager copies deal details into a blast, fields replies in email inboxes, and tracks offers in a sheet nobody else can see.

That causes predictable problems:

  • Buyers are dependent on ‘seeing the email’. If they miss the email, they miss the deal. No centralized placed to see all the properties you have available.
  • No view of buyer interest. You can’t tell which buyers opened a deal, saved it or asked questions, so you call the whole list or guess.
  • Offers live outside the system. When offers sit in texts or personal inboxes, other team members can’t see where a deal stands, and the history is gone when the deal closes.
  • Capital is found deal by deal. The team scrambles for a lender each time a deal needs a double close, and buyers without financing back out late.
  • Starting from scratch each deal. When offers and interested aren’t documented in the same place teams manage transactions, it’s impossible to find who the most likely buyer for the next deal is based on their history with your company. Teams operate off of memory and recency instead of on actual history.

Should you use a public marketplace or your own?

Many teams end up using both: their own marketplace for regular buyers, and a public marketplace or buyer-finding tool for reach on harder deals.

Public marketplaces

A public marketplace lists your deal alongside other wholesalers’ deals in front of a large buyer audience. The main advantage is reach. InvestorLift, for example, says you can publish a deal to “a marketplace with over 1 million monthly visitors” and lists “5.9M+” verified buyers (InvestorLift, checked Oct 18, 2026). If you’re new to a market, or your own buyers list is thin, that reach can matter more than anything else.

The trade-off is that your deal sits next to other investors’ properties, and the buyer relationship runs through someone else’s platform.

Buyer-finding and dispo tools

Other tools focus on finding the right buyers for a property and marketing to them. InvestorBase says you can enter any address to see ranked buyers, skip traced, and share mobile-friendly deal landing pages with a custom URL while tracking each buyer’s offer in a deals dashboard (InvestorBase, checked Oct 18, 2026). CRMs such as REsimpli include dispo features: a Dispo tab to add buyers, view interested buyers and track offers (REsimpli help center, checked Oct 18, 2026). It also sends new deals to your buyers list by email or SMS (REsimpli, checked Oct 18, 2026).

Your own private, branded marketplace

A private marketplace shows only your deals, under your brand and your domain. Buyers register with you, see your properties without competing listings, and come back to you. It works best once you have a buyers list worth marketing to. If you don’t yet, start with How to Build a Cash Buyers List.

What does a good buyer-marketing setup need?

Whichever route you take, check for these:

  • One-click publishing from the CRM. The deal record should become the listing, with no retyping of address, photos, price or terms.
  • Engagement tracking. Views, saves, inquiries and offers by property and by buyer, so the dispo manager calls the buyers who are interested.
  • Automated buyer alerts. New-listing alerts in real time, a weekly digest, and transaction updates sent without anyone building a blast.
  • Your brand. Your colors, your domain and your listings, so buyers know whose deal it is.
  • Offers synced to the deal. Registrations, offers, notes and documents land on the transaction record, and buyer contacts are created or matched automatically.
  • Buyer data before you contract. Knowing who buys in a neighborhood, and at what price, tells you whether a deal will sell before you sign it.

See what this looks like in your own pipeline.

Fund your deals and your buyers

Marketing gets offers. Funding decides whether they close. Three kinds of capital come up most in wholesale and flip businesses.

Transactional funding for double closes

In a double close, you buy the property from the seller and sell it to your end buyer in two back-to-back closings, often the same day. Transactional funding is a short-term loan that pays for your purchase in the first closing and is repaid from your buyer’s funds in the second. It lets you close deals where an assignment isn’t possible or isn’t the right choice. Your title company and attorney can tell you how double closes are handled in your state.

Fix & flip and DSCR rental loans

Fix & flip loans finance the purchase and renovation of a property you plan to resell. DSCR rental loans are underwritten mainly on the property’s rental income. Both matter to wholesalers because they are what many of your buyers use to buy from you.

Wholetail purchase funding

Wholetail deals need light cosmetic work before resale. Purchase funding lets you buy and hold the property briefly without tying up your own cash.

Why buyer financing matters to a wholesaler

When the buyers on your list have capital lined up, they can close more of your deals, faster. That means more competition on every property, fewer deals falling through on financing, and a buyers list that keeps coming back.

Left Main’s Investor Portal and funding partners

Left Main REI is a CRM and growth operating system for real estate investment teams that have outgrown their tools. Built natively on Salesforce by real estate operators, it is one system to find, run, and close every deal, so teams move faster, win more, and see exactly what’s working.

For dispositions, that means one system for the whole deal, from first lead to closed deal to exit, including buyers and funding.

Investor Portal: your own buyer marketplace

The Investor Portal is a private, branded buyer marketplace for your dispositions, and the foundation of Left Main Exchange. With it you can:

  • Publish in one click, moving a transaction from its CRM record to a live listing with no duplicate entry.
  • Track buyer engagement: views, saves, inquiries and offers at the property and buyer level.
  • Automate buyer communication with real-time listing alerts, weekly digests and transaction updates.
  • Brand it fully: your colors, your custom domain, your listings only.
  • Keep it private, so buyers see your deals without competing against other investors’ properties.
  • Keep one source of truth: registrations, offers, notes and documents sync to Left Main, and contacts are created or matched automatically. Buyer records carry buy box fields (preferred location, property types, typical financing) that your team keeps current.

“The Investor Portal has really leveled up our dispositions process.” (CVG Homebuyers)

Find buyers before you contract with DispoSignals

DispoSignals shows buyer demand for a property before you sign: up to 30 verified buyers per property, plus investor and retail comps. A verified buyer is someone Left Main can validate as having bought a property as an investment, as a landlord or a flipper. Use DispoSignals to check the exit on a deal, then invite those buyers to your portal.

Partner funding, right on the deal

Each lending partner does a different job. Terms, eligibility and status show on the deal record, and funding requests are prefilled from the transaction. Funding partners are available on every plan, and your buyers see the same lending partners listed on every property in your portal.

  • Quickdraw Funding: transactional funding for double closes. Pricing is a 0.75% flat fee, with a revolving firm-wide credit line up to $1M. Apply once, then draw on every deal from a prefilled form. Funds arrive in about 24 hours and are repaid the same day from your buyer’s proceeds.
  • Renovo Financial: fix & flip and DSCR rental loans, specialist-guided. There is no commitment and no cost to start. A one-click intro sends the deal to Renovo, a lending specialist reaches out within 1 business day, and you get structured terms and a term sheet. The relationship carries to your next deal.
  • Coast 2 Coast Capital: wholetail purchase funding. Funding for 100% of the purchase price on cosmetic-condition wholetail deals: 11% plus 2 points for 90 days, or 12% plus 2 points for 180 days, with a $75K minimum loan, $800K maximum ARV and 80% maximum loan to after-improved value. Eligibility is pre-checked on the record, one click opens a prefilled file, and you track underwriting in Left Main.

Funding availability depends on the property’s state. Loan terms are set by each lender and can change, so confirm current terms with the lender for each deal.

Who should choose which

  • You need the widest possible buyer reach, or you’re entering a new market: a public marketplace such as InvestorLift is the better fit. Its own pages describe a buyer audience no single company’s list will match.
  • Your main problem is finding buyers for a specific property: a buyer-finding tool such as InvestorBase, or DispoSignals inside Left Main, gives you ranked buyers by address. Left Main integrates with both InvestorBase and InvestorLift.
  • You’re a smaller team that mainly needs to email and text deals to your list: the dispo features in a simpler CRM such as REsimpli may be enough.
  • You have a real buyers list and want buyers coming back to you: your own branded marketplace, such as Left Main’s Investor Portal, keeps your deals, your brand and every offer in one system, with funding on each deal.
  • You do several of these: use your own marketplace for your regular buyers and a public marketplace for reach on harder deals, with the CRM as the record for every offer.

Frequently asked questions

How do I market wholesale deals to cash buyers?

Publish each deal from your CRM to a listing your buyers can see, send automatic alerts to the buyers whose criteria match, and follow up with the buyers who view, save or ask questions. Keep every offer on the deal record so the whole team can see where it stands.

What is the best CRM for disposition managers?

Look for a CRM that publishes deals without retyping, tracks buyer engagement by property and buyer, sends alerts and digests automatically, and syncs offers to the deal. Left Main’s Investor Portal does this inside a CRM and growth operating system built on Salesforce. If you mainly blast deals to a small list, a simpler CRM may be enough.

Should I use a public marketplace or my own buyer marketplace?

A public marketplace gives you more reach, which helps when your list is thin or a deal is hard to move. Your own branded marketplace shows only your deals and builds a buyers list that comes back to you. Many teams use both.

How does a double close work?

You buy the property from the seller in one closing and sell it to your end buyer in a second closing, often the same day. Transactional funding pays for the first purchase and is repaid from the buyer’s funds at the second closing. Ask your title company and attorney how double closes are handled in your state.

What is transactional funding for wholesalers?

It’s short-term capital that covers your purchase in a double close and is repaid when your buyer closes. Through Left Main, Quickdraw Funding provides it: you apply once, draw on each deal from a prefilled form, and funds arrive in about 24 hours. Availability depends on the property’s state.

Why should a wholesaler care about buyer financing?

Buyers with capital lined up close more of your deals, faster. That brings more competition on each property and fewer deals falling through on financing. Left Main’s funding partners (Quickdraw Funding, Renovo Financial, Coast 2 Coast Capital) are available on the deal record on every plan.

Does Left Main have a buyer marketplace?

Yes. Left Main’s Investor Portal is a private, branded marketplace for your deals: publish from the CRM in one click, track buyer engagement and offers, and send alerts and digests automatically. It is included with Enterprise and available on other plans as a $250/month add-on.
