5 Dispositions Strategies to Move Deals Faster
5 Key Takeaways
A large buyer list doesn’t tell your dispositions team who wants the property you’re selling today. That leaves reps chasing responses while buyers search old emails for the information they need.
In our Frictionless Dispositions: How Modern Wholesalers Market & Sell Smarter webinar, Legacy Home Buyers and CVG Home Buyers shared how they’re making that process easier. At the time, Legacy had closed 169 transactions that year, while CVG was averaging around 30 per month.
Here are five practical ideas from their teams.
1. Know which buyers are active
CVG had thousands of buyers on its email list, but many weren’t engaging with the properties being sent. To get a clearer picture of demand, the team built a more curated audience in Left Main Investor Portal.
Investor Portal gives buyers a branded place to browse available properties, request information and submit offers, with buyer activity connected to Left Main.
At the time of the webinar, CVG had added 380 buyers, with around 240 logging in regularly. Seeing which properties attracted interest gave its reps a more useful starting point for outreach than the full mailing list alone.
2. Use buyer interest to guide follow-up
CVG uses property views to help decide who gets a text and who gets a call. A buyer who returns to the same listing two or three times may warrant a conversation about a walkthrough or a question holding them back.
Legacy takes a similar approach, tracking repeat engagement so reps know when someone has spent time reviewing a deal.
A view doesn’t guarantee an offer. It does give the rep context: a specific property to discuss and a reason to reach out.

3. Give buyers somewhere to browse
CVG described buyers finishing work on their flips, opening Investor Portal at 11 p.m. and reviewing available properties. By morning, they could contact the dispo team knowing which deals they wanted to discuss.
Email still plays an important role. CVG continues to use Mailchimp to promote properties, with some emails offering a preview and linking to Investor Portal for the full details.
This lets buyers browse on their own schedule and gives reps visibility into what caught their attention. It also saves buyers from hunting through old emails to find a listing.

4. Publish earlier to build demand
Legacy reviews deals on Thursdays, determines the exit strategy and publishes the following week’s properties to Investor Portal on Friday.
Buyers can review those opportunities over the weekend, before the team’s main marketing activity starts the following week. By Monday, interest may already be building and conversations about showings can be underway.
Legacy also uses this approach for some of its flips. The practical lesson is to look at when your property information is ready and whether buyers could see it sooner.

5. Protect your dispo reps’ time
Both teams still call buyers, arrange walkthroughs and negotiate. They’re reducing the work around those conversations, such as repeatedly sending photo links or calling through a list without knowing who is interested.
During the webinar, our CEO, Stephanie Betters, explained how automation can reduce repetitive work so reps have more time for buyer conversations.
For a dispo rep, that means spending more time answering a serious buyer’s questions and moving a deal forward.
CVG’s curated audience and Legacy’s broader buyer network show that there isn’t one ideal list size. What matters is whether your team can see buyer interest and act on it.
